General Conditions

Reservations:

You can place a reservation order for an apartment via email or phone. Once the order has been received, the reservation process will proceed:

a.20% upfront payment of the whole stay will be required.
b. Guest(s) personal data will be requested in order to issue corresponding voucher.
Once 20% upfront payment has been confirmed, together with the guest(s) personal data, reservation voucher will be issued and sent, and reservation will be effective.

In order to confirm your reservation you must pay in advance 20% of the total rental amount of the apartment. You can make it through:

 

International Reservations:

A) Western Union www.westernunion.com

 

Reservations within Argentina:

B) SantanderRio- bank cash deposit or wire transfer (e-banking).

In both cases, either International or Local reservations, transfer charges will be paid by the guest(s).

Once you have paid required 20% upfront reservation, we request you send via email (info@bairescomfort.com.ar ) transaction details. In case you have opted to make through Western Union you must submit the following data:  
1-Money order sender's full name.
2-Country / City where the money order was placed.
3- MTCN Lumber (Money Transfer Cash) provided by WU.
4-Amount.

Once the deposit stage has been cleared you must also inform us your arrival time, flight number, air carrier, etc.

Once the reservation amount has been credited we will send you by email the corresponding Check-in Form, including bill breakdown and full details of the apartment.
Rental cancellation due to reasons beyond BairesComfort control implies the loss of the total reservation cash-advance. Such amount will be to compensate the rental block caused and the impossibility to rent it to other guests.

Important: Reservations are made for a specific time lapse and you should comply with it. In the event of arriving at the apartment after the original arranged reservation date, you must pay for the rental from the stipulated date; in case you should leave before rental agreement termination date, no reimbursement will be made for unused days.

 

Rates

Rates are calculated on a daily, weekly or monthly basis depending on the length of your stay, and include building fees, city taxes, electricity and gas, cable TV, internet and maid service once a week. Only in the case of staying a month or less, in the event of extending the length of stay, maid service will be on the guest(s) account and cleaning will be mandatory. Telephone service included is basic, not including the cost of international calls. 

 

Check-in

The guest(s) must show up at the apartment with his/her passport plus and corresponding voucher at the agreed time.

At the apartment the guest(s) will be welcomed by a BairesComfort representative, who will show him/her around the property rented, its facilities and will also show the inventory control to check facilities and equipment offered work accordingly.
The inventory lists all the items in the apartment, and it will be used in case of damages or breakages when checking out.
The total stay amount must be settled at the apartment, the rental agreement is signed and a refundable damage deposit of 50% of the stay must be given (or an amount over US$ 150, which will be refunded by the end of your stay). For periods longer than one month, the refundable damage deposit requested will be of ONE month.

Apartment check-in time is 1 PM; in case of getting earlier and the apartment is available, the guest(s) will be allowed to check-in.
A BairesComfort representative will wait for the guest(s) until 2 hours later than the time arranged. In case you foresee delays, it will be much appreciated to communicate it in due course.

If your check-in / check-out occur out of our usual working hours (9AM to 6PM), there is an additional charge of US$ 25. If you checked-in or checked-out between 9PM and 7AM you must pay a surcharge of US$ 35.

Guest(s) are not allowed to organize parties or play music loudly that disturbs the normal life of the building. In case of receiving complaints from neighbors or police calls, this could lead to guests leaving the apartment, without claiming for payment made.

 

Cancellation Policy:

The following rates will be charged upon your cancellation times:
Cancellations with 20 or more days of advanced notice: 10% of your stay cost plus US$ 30 administrative fees.
Cancellations with 10 and 20 days of advanced notice: 20% of your stay cost plus US$ 30 administrative fees.
Cancellations with 10 - 1 day(s) of advanced notice: 40% of your stay cost plus US$ 30 administrative fees.
No show or cancellations on the check-in day: 50% of your stay cost plus US$ 40 administrative fees.

All reservations irrespective of length have a US$ 30 admin. charge. The prices listed on our web page include all the taxes, utilities and fees except for this US$ 30 on the concept of administration.

 

Guest(s)

No extra guest(s) are allowed in the apartment other than the agreed number of guest(s) upon reservation. Extra guests will only be allowed with prior authorization from the property owner. In case the number of guests is reduced, total rental price will not be modified.

 

Extending Your Stay

In the event the guest(s) wish to extend his stay at the rented apartment he should:
1. Contact BairesComfort to check availability for the period he wishes to extend his stay.
2. In case the property is available for the additional time required, the guest must pay for the additional stay time.

 

Check out

A BairesComfort representative will be at the apartment at the time agreed with the guest(s).
Inventory will be checked against check-in date as well as equipment and facilities are in the same good conditions as check-in time.
If everything complies with rental agreement, the deposit will be fully refunded to the guest(s).

In case there is any breakage, damage or item missing from inventory, the corresponding amount will be deducted from deposit, and the guest will receive the remaining deposit amount and will hand out the property keys.
Property keys loss has a minimum charge of US$ 20.

Apartment check-out time is 10AM. If the guest(s) wished to leave the apartment after 10AM, and the unit has no immediate reservation, the guest(s) can request it free of charge. If the unit has an immediate reservation, the guest(s) must comply with the 10AM check-out time.

If the guest(s) foresee leaving the unit after 10AM and want to make sure the property is available, he should make a reservation for 1 extra day.

 

Useful Information:

• Rates are expressed in American Dollars, any conversion to local currency or Euro will be taken upon daily currency exchange and according to website:
www.dolarhoy.com.ar

• Guest(s) are required to declare their full names, passport number or ID, ages and addresses, showing up any documentation to validate it.

 

Cleaning

In case of staying for a period shorter than a month, the cleaning cost is mandatory and it is included in the rental rate. For stays longer than a month, cleaning costs are paid for by the guest(s).
Any additional cleaning holds extra charge.

 

Deposit

The deposit amount is between US$ 100 and the equivalent to a month's rent (in case the reservation is for the lapse of one month or more). This amount is to compensate for eventual damages and/or breakages occurred in the apartment under the guest(s) responsibility. The deposit amount will be fully refunded in case the unit is in the same conditions as check-in date.

 

Other General Rules & Regulations

Before checking out, the guest(s) must leave the unit in perfect conditions.

  • If the apartment has a sofa bed, make good use of it. Use corresponding sheets. In case of stains, there is an extra cleaning charge of US$ 30.
  • Building front door must be locked whenever you leave the building.
  • Remember to take apartment keys when you go out.
  • Leave the unit in the same conditions as in check-in.
  • No pets are allowed in the apartments.

 

LIABILITY

Guest(s) clearly express they will make proper use of the unit rented, being BairesComfort exempt of any damages responsibility caused in the apartment, except for the daily use of it. BairesComfort is liable for valuables guest(s) take and/or leave in the apartment.
